02 What Downriver actually is

A Detroit-adjacent corner with its own personality.

Downriver is the southern end of Wayne County, hugging the Detroit River. Eleven cities you'd find on a tourist map, plus a few that locals will swear belong. They share commute time, school district patterns, and a working-class history. They don't share price band, lot size, or pace. That's why this guide goes city by city.

04 Common questions

What people ask me about Downriver.

01 What counts as Downriver Michigan?
+

Downriver is the southern end of Wayne County, hugging the Detroit River. The exact list shifts depending who you ask. I cover 14 cities — Lincoln Park, Allen Park, Southgate, Wyandotte, Trenton, Riverview, Woodhaven, Taylor, Brownstown, Gibraltar, Grosse Ile, New Boston, plus Berlin Township and Frenchtown just past the line. If you are looking around any of these, I have walked the streets.

02 How is the Downriver market right now?
+

It moves city by city. Allen Park is tight with homes going in 15 days. Southgate has softened with prices down year over year. New Boston is taking 60+ days because the lots are bigger and the commute is longer. Painting "the Downriver market" with one brush misses what is actually happening on your specific block.

03 Where should a first-time buyer look?
+

Lincoln Park, Riverview, Taylor, and Southgate land in the most accessible price bands. Lincoln Park gives you walkable blocks and solid bones. Riverview is the quiet play. Taylor stretches the dollar. Southgate has softened, which means more room for negotiation right now.

04 Where is the most expensive part of Downriver?
+

Grosse Ile sits at the top of the Downriver price range. Larger lots, water access, slower pace. New Boston and Berlin Township also run higher because the lots are bigger. Trenton and Wyandotte hold value well in the middle.
